After spending 48 hours of testing, I determined that DBPRO requires a special BSP compiler to load in level and textures to apply correctly. I am using QuArk 6.3 and TXQBSP3 to compile maps in Quake2 bsp format and I get level to load correctly, but not the textures, yes some textures show on the wall.

Where is this special BSP compiler?

I can not decompile the ikzdm1.bsp that comes with DBPRO tutorial and it has diff number instead of 220.
