Screenie 1: That's the Half Life 2 Zombie right? And what are those white dots on the cieling? Lights?
My advice: You need to have some sound zones play scary, well, sounds while walking through the darkness. Also, you should have the zombie guy come at you until you can't see him, and at that point have him disappear so the player is scared of the zombie that isn't even there anymore. Make sure to have him fade out though so when the player shoots he/she can't see him.
Screenie 2: Nice. I love the empty room, the chair, and the newspaper. Makes you wonder what happened here.
My Advice: I think you should give the chair a script so that when you come with a certain distance, it follows a small waypoint and then stops. The waypoint should be just like a couple feet. Also, I think you should put in some creepy echoing noises in this room. (I wouldn't put both of these in this room, pick one)
I would give you more psychological scare tactics, but that's pretty much what my game will rely on so I don't wanna spoil the surprise!
